Use cases

- Compare what you'd pay monthly with a fixed versus variable rate to choose the best option
- Simulate paying off €20,000 early to see how many years and how much interest you'd save
Frequently asked questions
How is the mortgage payment computed?
With the French system: payment = P × r(1+r)^n / ((1+r)^n − 1), where r is the monthly rate and n the number of payments. You pay more interest at first, more principal at the end.
What is the difference between nominal rate and APR?
The nominal rate is what this calculator uses; the APR includes fees and costs, so it is always higher. Compare offers with the APR.
Is a longer term better?
It lowers the monthly payment but raises total interest a lot. Example: €150,000 at 3% over 20 years ≈ €36,500 interest; over 30 years ≈ €77,300.
